Audio waveform gets out of sync

I'm playing around with "Close Encounters of the Third Kind." And when working placing effects, if I start zooming in to match start/end to waveform, at some zooms the effect matches the waveform perfectly, but if I keep zooming in it looks completely out of sync. I have tried different views of Bass, Alto, Nonvocal etc but they all fall apart when at close zoom. What am I doing wrong?

Is your music variable bit rate or fixes but rate?

That seems surprising as one of the first things xlights does when the audio loads is convert it to fixed rate pcm data.

I know from experience. I had a sequence a while back doing the same thing and it was variable bit rate. Re did it in fixed and all was fine.
